Roads, Curbs, Driveways Project

The Roads, Curbs, and Driveway Project will be starting in July and is expected to continue through October. The initial plans, which will start in mid July, call for the replacement of the sewer laterals on Sandpiper Crescent and Sandpiper Circle for those owners who have signed up and have paid for this replacement. Once this is completed, the driveways will be stripped of its asphalt and curbs will be excavated and removed. This work will be initiated from the Seahawk Court side of our community and continue around to the East entrance and will be completed by the end of August, early September. The roadways will then be milled and resurfaced. All existing asphalt curbing will be replaced with extruded concrete curbs. Announcements, information, and advisories will be periodically posted below.

Important additional information to Driveway Project Update posted July 19, 2012

It is now necessary for the contractor to have access to the cleanout in the garage floor when repairing the sewer laterals. Please be sure that the garage door is opened and that any vehicle is out of the garage and off the driveway on your scheduled day.

To All Residents:

Ray Macaluso has informed us that it will be necessary for your garage door to be left open on the day that you are scheduled for driveway work to be done. This requirement is necessary to allow the contractor access to see where your pipe enters the driveway and to examine the cleanout in the garage floor. In the unlikely event that there is a separation under the floor you will be notified. The cost to excavate through the concrete floor and to make repairs at that time will be $1,400.00 and will be a direct payment, by you, to the contractor.

**Please make sure, on that day, that you lock the inside door to your unit.**

**IMPORTANT** It is now time to remove any plantings that you wish to save from your islands. The contractor will begin demolition, starting at 10 Sandpiper Crescent, of driveways and islands sometime within the next few weeks.  As demolition gets close to your unit, please remove plants etc. and put them in a place where you can safely store and attend to them.

Also, it has come to the attention of the Landscaping Committee that there are many questions concerning bushes in our community. At the present time, we are only addressing the removal and replacement of trees. Bushes will be addressed in the fall depending on monies available in the budget. At that time, bushes that the owners have requested to be removed, that are foundation plantings around the buildings, will be removed by the Association. Replanting and cost of new plants and/or bushes is the owner’s responsibility. The replacement of the viburnum plants around the UI boxes and mailboxes are the responsibility of the Association.

It is important, if you plan on replanting, that you submit a plot plan and/or sketch to the SVTA Board for approval before any work is started. A property waiver form can be obtained by contacting the property manager. This will help alleviate any problems that may occur in the future concerning root growth etc. that will damage our new driveways and curbs.

We look forward to the end of Phase III and ask for your patience…the end result will allow us to sit back and enjoy our vibrant community.

ATTACHED, IS THE INVOICE FOR YOUR SEWER LATERAL REPAIR. THE COST IS $600. PALMER PROPERTY MANAGEMENT WILL COLLECT AND PROCESS ALL PAYMENTS DIRECTLY TO THE CONTRACTOR.

ALL PAYMENTS MUST BE RECEIVED NO LATER THAN MONDAY, JULY 30,2012 AT PALMER MANAGEMENT, 3190 WHITNEY AVENUE, HAMDEN, CT 06518 (DO NOT MAIL YOUR CHECK IN THE ENVELOPE WITH YOUR COMMON FEE TO ARIZONA).

AT THE MEETING WITH THE CONTRACTOR, RAY MACALUSO AND OUR ATTORNEY, CHRIS CODY, A DECISION WAS MADE TO EXCAVATE ALL DRIVEWAYS, REMOVE THE UNSUITABLE PROCESS, EXPOSE AND REPAIR THE SEWER LATERAL, INSTALL ALL THE NEW BASE MATERIAL AND CLOSE
THE DRIVEWAY. THERE WILL BE NO ASPHALT PAVEMENT UNTIL ALL OF THE DRIVEWAYS ARE COMPLETED. YOUR DRIVEWAY WILL BE USABLE AND THE CONTRACTOR WANTS YOU TO DRIVE ON IT. EACH DRIVEWAY WILL BE COMPLETED IN ONE DAY, WHICH WILL MINIMIZE YOUR INCONVENIENCE.

WE WILL START AT #7 & 10 SANDPIPER CRESCENT AND WORK AROUND EXPECTING TO DO 3-4 DRIVEWAYS PER DAY. YOU WILL RECEIVE SUFFICIENT NOTICE. ON YOUR SCHEDULED DAY, YOUR CAR (S) MUST BE OUT OF YOUR GARAGE AND DRIVEWAY BY 7:30 AM. MORE DETAILED INFORMATION WILL BE COMING IN A NEWSLETTER.
